THE GENARA HOMESTEAD

As of October 2023 building regulations for New Homes will be changed. All homes, whether housing disabled individuals or not, will have to be “Disabled Compliant”.

What does this mean to you the Home Buyer? It means that all doorways will now have to be 920ml wide allowing access.

It means that toilets will now no longer be the small rooms that they are. You will need to have 1200ml space between the door opened and the front edge of the toilet seat, meaning a toilet room of around 2.4mts.

All doors will have to have lift off hinges.

Hallways will have to at least 1000ml wide.

There will have to be at least 1 access point into the house that is at ground level. No steps allowed.

For those who may want to build on a steep block, you may find that you are going to incur extra costs for excavations so that your entries fall within the correct fall for wheelchair or other modes of access.

These changes are from the Victorian Building Association and will become mandatory within our building industry in October 2023.
